Women Leading Cambodia’s Real Estate Sales Industry

CLR: Cambodia’s real estate sales industry is increasingly being led by many strong female professionals and agents. Why do you think women have become such a major driving force within this part of the sector?

Vatey: In Cambodia, women have long played important roles in commerce and entrepreneurship. As the property market has matured, many women have successfully transitioned these business skills into real estate sales, agency leadership, property management, and development roles.

Property is easily one of the biggest ticket items. Decisions from rent to sell normally involve women; especially if it’s a family decision. With that said, women in Real Estate Professions possess great relationships building and communication skills. This allows them to understand real property seeker’s needs and be able to find the most suitable solutions to the customers.

Besides, women are often seen to carry a high level of attention to details. Successful transactions require great planning of finances, managing documentation, timelines, negotiations, and client expectations. Many women excel at handling multiple details simultaneously while ensuring nothing falls through the cracks.


The Evolution of Cambodia’s Property Market

CLR: Cambodia’s real estate market has gone through major periods of growth, adjustment, and transformation. What trends do you believe are currently shaping the future of the sector?

Vatey: Cambodia’s real estate market is entering a more mature phase, shifting from rapid expansion to a stronger focus on sustainability, consumer demand, and long-term value creation. Several key trends are shaping the future of the sector:

– Shift from Speculation to Fundamentals

In the past, many buyers focused primarily on capital appreciation. Today, investors are paying closer attention to rental yields, occupancy rates, developer track records, and long-term demand. Projects with strong fundamentals are increasingly outperforming purely speculative investments. Due diligence is being a crucial task that every seekers now are doing before buying any property.

– Growth of Affordable and Mid-Market Housing

As urbanization continues and the Cambodian middle class expands, demand for affordable condominiums, Boreys, and housing for local professionals is growing. This segment is expected to remain one of the strongest drivers of the market.

This also accompanies the growing of payment flexibility and as low financial commitment in terms of downpayment as possible. On top of that, developer financing is also going to be the core part when it comes to the decision to purchase.

– Expansion of Foreign Investment

Cambodia continues to attract international investors due to its strategic location, dollarized economy, young population, and relatively accessible property market.

The government’s commitment in ceasing the online scam will continue to grow the market confidence in foreign buyers, generating more demands in the real estate residential, commercial and industrial segment.


Building More Women Leaders in Real Estate

CLR: What more can real estate companies and industry leaders do to encourage and support more Cambodian women moving into management and leadership positions?

Vatey: Some of the keys actions based on my experiences on how to empower more Cambodian women into management and leadership positions includes but not limited to (1) providing a clear pathway for career development that goes beyond traditional male-focus role, (2) investing in leadership training courses for potentials individuals regardless of gender, and most importantly (3) enforcing a culture of equal treatments and opportunities.

At Realestate.com.kh where I’m working, never in a day I feel like women vs men in professional careers.

Once this invisible barrier is no longer being sensed or presented, the confidence level and works quality can be seen quite obvious, and that’s how we’ve got to see more women leaders in our company.


Advice for Future Women Professionals

CLR: What advice would you give to young Cambodian women who are interested in building careers in real estate, property advisory, or business leadership?

Vatey: My advice to young Cambodian women is to be bold and confident in your abilities and never underestimate the value you can bring to the table.

Real estate is a relationship-driven business, and success comes from knowledge, integrity, resilience, and the ability to create trust with people. Go above and beyond the concepts of men and women because career building is not just about winning against a particular gender.

Don’t be afraid to start small. Every successful leader, entrepreneur, or top-performing agent began by learning the fundamentals, making mistakes, and gaining experience. Focus on developing your expertise, understanding the market, and continuously improving your communication and problem-solving skills.

I would also encourage young women to think beyond sales. Explore opportunities in investment advisory, property management, marketing, operations, and leadership. The real estate industry offers many different career paths, and some of the most impactful roles are behind strategic decision-making.

Most importantly, invest in yourself. Read, learn from mentors, join the training course, register for useful seminars, build your network, and stay curious. The market will change, but people who continue learning and adapting will always remain valuable.

Cambodia’s real estate sector is still evolving, which means there are tremendous opportunities for the next generation of leaders. If you are willing to work hard, maintain high professional standards, and stay committed to your goals, there is no limit to what you can achieve.
