Phnom Penh, Cambodia – Knight Frank has launched The Residence Report, a new global annual flagship publication dedicated to luxury residential development, coinciding with Cambodia experiencing a growing wave of branded residences. At the core of the report is the Branded Residence Survey 2025, which highlights how this global sector continues to expand rapidly, with the number of branded schemes forecast to exceed 1,000 by 2030.

The survey, which reviewed more than 1,000 live and pipeline schemes across 83 countries and nearly 80 luxury brands, confirms a sector in strong growth mode. While international hotel operators such as Four Seasons and Ritz-Carlton continue to dominate with over 80% of the market, new lifestyle entrants—from fashion to automotive brands—are gaining recognition. Growth is particularly notable in the Middle East, which is emerging as a key market alongside Asia-Pacific, where Thailand and India show strong pipelines.

Cambodia’s Branded Residence Market Gathers Pace

Phnom Penh is now part of this global shift, with branded residence projects beginning to shape the city’s luxury property market. Two Picasso-branded developments have placed Cambodia on the branded residence map: Picasso City Garden, completed in 2022, and the upcoming Picasso Sky Gemme, scheduled for 2028. Both are developed by Titan Stone Real Estate with exclusive authorization from the Picasso family, integrating the artist’s aesthetic into their architecture and design.

The Residence Report reveals that globally, branded residences have grown from 169 schemes in 2011 to 611 today, with unit numbers rising from just over 27,000 to more than 162,000 projected by 2030. Demand has accelerated since 2023, reflecting both buyer appetite for luxury living and developer interest in premium positioning.
