Megakim World Corporation has officially broken ground on Time Square 10, its flagship beachfront development located on Otres Beach 1, following the completion of all construction permits and required documentation. The project begins with a confirmed 36-month construction timeline, marking a major step forward for one of Sihanoukville’s most ambitious mixed-use developments.
Speaking to Cambodia Investment Review, Mr. Palancica Vladimir, Managing Director of Megakim World Corporation, said the approvals and groundbreaking represent the full mobilisation of the development plan.
“We have secured the construction permit and all needed documents,” Mr. Vladimir told Cambodia Investment Review. “With the green light in place, our team is now on-site, and we estimate the project will be completed within 36 months.”
He added that construction activity will be intensive from the outset.
“Every day we will have around 500 workers there,” he said. “This is a large-scale beachfront development, and we are committed to delivering progress consistently and transparently.”
A Major Beachfront Project Moves Forward
Time Square 10 consists of three 30-storey residential towers—Ocean Diamond, Ocean Gold, and Ocean Crystal—totalling more than 1,300 units. Buyers can choose from one- to four-bedroom layouts, alongside premium duplex sky residences. The development features a resort-style amenity offering, including a rooftop infinity pool, sky lounge, gym, yoga deck, cinema, clubhouse, and sky bar.
With units starting from around $40,000, more than 70% of residences were sold before the groundbreaking, driven by strong local and regional investor demand for affordable coastal property options.
Renewed Confidence in Sihanoukville
Mr. Vladimir noted that the launch comes at a time when Sihanoukville’s real estate landscape is stabilising, supported by improved infrastructure and recovered tourism flows.
“Sihanoukville is entering a new phase,” he said. “Better roads, clearer regulations, and more long-term projects are restoring buyer confidence. Time Square 10 is designed to complement that momentum.”
